Important landlord notes
Missed appointments
If we can't gain access because no tenant is home and no key arrangements have been made, the cost of that visit is still payable by the landlord.
Faulty gas appliances
If we find an appliance requiring additional work to make it safe, or to issue required paperwork or notices, this will be charged at our standard rates- it is not included in the plan fee.
Annual timing
We will contact you when your certificate is due each year. It is the landlord's responsibility to ensure access is available for the visit.

There are a few eligibility requirements, so just check the following applies first:
- Property has a domestic (up to 50kW) condensing natural gas central heating boiler
- Property in SO21, SO22, SO23, SO24, SO30, SO32, SO50, SO51 or SO53
- You are the landlord or managing agent for the property
- Property has 5 or fewer bedrooms and a maximum of 3 toilets

What is a CP12 gas safety certificate?
A CP12 – formally known as a Landlord Gas Safety Record – is the legal document confirming that a Gas Safe registered engineer has inspected all gas appliances, flues and pipework at your rental property. As a landlord in the UK, you’re required to renew this certificate every 12 months and provide a copy to your tenants within 28 days of the check.
Roost Heating’s Landlord Service Plan takes care of your annual gas safety inspection in Winchester and across Hampshire. Where all appliances pass, we’ll issue your CP12 and email it to you or your letting agent on the day of the visit. If any issues are found, we’ll advise you and quote for the remedial work required.
